The Impact of Moisture on Brick in Different Seasons

Many homeowners have a brick building or façade on their homes. This is for good reason, as brick adds character and style to those buildings. However, since it is meant to face the effects of weather, you may witness the interesting impacts moisture has on brick.

Note that brick is not exactly impenetrable to moisture, and it is also not impervious to moisture damage. With routine care and maintenance, you can reduce the impacts of moisture on brick. However, for older buildings, you may find that moisture has different outcomes on brick during summer and winter.Let’s take a look.

Effects of Moisture on Brick in Summer

The warming climate experienced from the end of February means summer is ready to unfold. This warm weather brings with it rain, more heavily in April. Rain is an excellent source of moisture on brick, especially on external walls when driven by wind.

Moisture Build-up on Exterior Walls

Typically, brick can absorb a tremendous amount of moisture. Masons are well aware of this fact, and they create weep holes and air vents through which the brick can release the moisture back into the atmosphere, mainly when directly heated up by the sun.

When there’s excess rainfall, however, it may take several days before the brick dries completely. Water has a way of leaching away at the lime in the mortar. Over time, you find the mortar joints have washed out.

Other ways in which too much build-up of moisture on brick causes damage are by cracking, dusting, and spalling.

Humidity Levels

In Dallas-Fort Worth, the period between May and October tends to be a nightmare for people with high humidity sensitivity. While air conditioning can provide some relief, your bricks may not feel the effects, especially if you have spots with poor ventilation in the building.

Also, various activities in your home, such as drying laundry, a hot bath, or a boiling pot can contribute to high humidity levels. Where the levels are greater than 60%, they create an ideal environment for the growth of mold and mildew.

Effects of Moisture on Brick in Winter

As December sets in, the start of the cool weather season presents its own challenges. Previous summer months may have led your brick walls to soak up enough precipitation to last into the winter months.  With that, now you are faced with a different set of problems.

Mold growth

Although mold doesn’t survive on the exterior of brick walls, it can thrive in poorly ventilated interiors. This is true  for insulation crafted out of wood, paper, or other organic materials. Add to this the abundance of water that has already seeped into the bricks, and you have a recipe for an explosion of mold growth.

The most common type of mold you’ll come across is white mold. Getting rid of it may require specialty tools, as it proliferates when the conditions are right. You can also expect the mold to deface your bricks as it begins eating away at the surface and the mortar in between.

Expansion During Freezing

A particularly stressful issue with moisture on brick is thermal jacking. Water behaves in a funny way when temperatures begin to fall. You may have come across the topic of anomalous expansion of water in your middle school chemistry or physics class. To refresh your memory, this talks about when water freezes, it expands.

When water has infiltrated the walls, cores, and joints, freezing can cause a catastrophic failure of the wall structure. The expansion causes buckling, and eventually, with repeated movement from the expansion of freezing water, the brick wall collapses.

I contacted Brick Experts to repair a hairline crack on the south wall of my house as well as the mortar joints over the arched entry to my garage. I was concerned about matching the brick color since the home is fifteen years old and the brick has long been discontinued. I worked with Brian who did a great job finding a very close match. If you didn't know where to look, you'd never notice. Overall, the quality of the work was outstanding. The mason who did the repairs was professional and courteous and did a great job cleaning up the job site. I also felt the price was fair. I would highly recommend Brick Experts and would use them again should the need arise.

Brick Experts Ft Worth rebuilt our brick mailbox that was the original home builder's 20 year old installation. From the first moment we contacted Brick Experts Ft Worth I knew we made the correct company selection. My website inquiry was answered within 30 minutes by a phone call even though it was after their normal business hours. Marcos, who was the project manager, came the next day and provided the estimate by early afternoon. I asked many questions about the build process and it was evident that Marcos had actually done masonry work before. The actual work started within one week. Responsive and easy to do business with. The brick mason crew spent about 1 1/2 days on the rebuild which included a new base which now has rebar to reinforce against movement of Carrollton soil. They were deliberate and meticulous with the build. It was obvious from watching that these gentlemen were experienced brick masons. They made precision brick cuts with masonry saw so rounded top of mailbox had smooth angles and corners. Clean-up was done each day and they even made sure all dry mortar chips were cleaned up from grass. I will definitely use Brick Experts Ft Worth for any future masonry projects I may have. Thank you to Marcos and crew for job well done.

I received a number of quotes from different companies. David came out to take a look at our from porch and the repair work that was needed. He took the time to explain things in detail to my wife and she felt the most comfortable with David's recommendations. Once we signed the contract, David has a crew out in less than a week. Could not be happier with our decision! Robert Colmery

We've had work done twice and both times he's been prompt, reliable, and did great work. My husband was in that same business in Ohio for 40 years, so he's not easy to please. But he's been very pleased with their work

Brick experts did a really nice job fixing my mortar and putting in some expansion joints. They got most of the work done in a half a day and then came back to finish up two days later. I am very satisfied with the work and the price!

Brick Experts did a great job handling several problems for us. The process started out with David, who was timely and responsive. Then the good work done by Enrique and José: - Replaced a section of exposed aggregate driveway - thanks, Felix and crew. - Removed rotten redwood from the expansion joints in the driveway and pool deck and filled with sanded-top caulk; - Reset two driveway brick lines and replaced broken bricks; - Replaced dried out mastic around our pool; - Straightened two leaning brick pillars. The guys on the job worked hard in the summer heat and finished everything with quality. Pricing was fair.
